Like the way it's splitted in two, with a natural line, Raj, hint of texture in dark is amazing too.
How about excluding OOF bottom-left corner?

While the diagonal curve adds to the punch, I agree with Nevil's observation. Textures in B&W takes over from color when it comes to subtleties in B&W. The spectrum to texture appears very subtle in this case. About leaving out of focus suggestion by Nevil which I agree with, I think a square crop from top of the frame will add to the composition.

thanks both. OOF was a disturbance yes. Was trying to get those for those textures in the dark areas.
Please comment on if this sq crop works. ( now the right hand top looks OOF ? ) Badly executed hand held shot :(
